THIS INDENTURE made the Seventeenth Day of July in the Year of our Lord one thousand and seven hundred and thirty five BETWEEN Nathan Pegg of Trentown in East (sic) Jersey, Cordwainer and Mary his Wife of the one Part and John Coats of the City of Philadelphia, Brickmaker of the other Part that WHEREAS Sir Edmund Andros by Patent dated 25th March 1676 Recorded at New York, for the Considerations therein mentioned did grant unto Jurian Hartfielder a Tract of Land near Philadelphia as in and by the s'd Patent may more fully appear AND WHEREAS also the said Jurian Hartfielder did convey the said Tract of Land to Andreus Johnson by Deed duly executed dated ye 11th Oct 1686 Recorded in the Rolls Office at Philad'a 28th Dec 1687 Book E Vol:5, page (6?). AND WHEREAS also Andreus Johnson Conveyed Six acres of the said Tract of Land to Peter Nelson and Casper Fish by Deed dated 18th October 1686 Recorded at Philadelphia 28th October 1687 Book E Vol 5 p.629 as by the said Deed may more fully appear AND WHEREAS the said Peter Nelson and Casper Fish Conveys the s'd Six Acres of Land to Otto Ernest Hock by Deed indors'd on the last recited Deed dated 20th October 1687 Recorded at Philad'a 27th Dec'r 1687 Book E: Vol 5, page 631 as by the s'd indorsm't may more fully appear AND WHEREAS Otto Ernest Hock conveyed the s'd Six Acres of Land to Daniel Pegg by Deed dated 6th April 1697 As by the s'd last recited Deed may more fully appear AND WHEREAS also the said Daniel Pegg by his Last Will and Testament Registered at Philad'a in Register Book B page 272 did therein Will and Bequeath unto the said Nathan Pegg his Son the s'd Six Acres of Land with his Right and Title to the Tann Yard whereon Thomas Williams then lived. As by the s'd Will relation being thereunto had may more full appear NOW THIS INDENTURE WITNESSETH that for and in Consideration of the Sum of Fifty Pounds lawful money of Pennsylvania to him the s'd Nathan Pegg in Hand paid by the s'd John Coats the Receipt whereof is hereby acknowledged He the s'd Nathan Pegg & Mary his wife HATH granted, bargained, sold, released & confirmed And by these Presents DOTH grant, bargain, sell, release & confirm unto the said John Coats in his Actual Possession now being by Virtue of a Bargain and Sale to him thereof made by Indenture bearing date the day next before the day of the date of these Presents for the Term of One Year commencing from the day next before the day of the date of the same Indenture And made between the same Parties as these Presents And by Force of the Statute for transferring Uses into Possession ALL THOSE above mentioned Six Acres of Ground Situate and being in the Northern Liberties of Philad'a Beginning at the Creek side commonly called Tohockinsek Creek at a marked Stake from thence South seventy eight degrees westerly eight perches to a marked corner Black Oak, from thence north forty one degrees westerly thirty nine perches to a marked stake, from thence north forty nine degrees easterly twenty seven & a half perches to a marked corner stake, from thence south thirty nine degrees easterly twenty nine & a half perches to a marked corner White Oak standing by the above mentioned creek, from thence down the s'd Creek to the place of beginning containing Six Acres of Land and also the above mentioned Tann Yard, Together with all and (S????) ye Ways, Water, Water Courses, Alleys, Lights, Easements, Rights, Privileges & Improvements, Edifices, Buildings & Appurtenances w'tsoever unto the said Six Acres of Land and Tann Yard hereby granted or mentioned to be granted belonging or in any wise appertaining and the Reversions, Remainders, Rents, Issues & Profits thereof And all the Right, Title, Interest, Estate, Use, Possession, Property Claim & Demand of him the s'd Nathan Pegg & Mary his wife of, in & to the hereby granted Premises TO HAVE AND TO HOLD the above mentioned Six Acres of Land & Tann Yard, Hereditaments and Premises hereby granted or mentioned to be granted with the Appurtenances unto the said John Coats his heirs and assigns To the only Proper Use and Behoof of the said John Coats his heirs and assigns forever AND the said Nathan Pegg for himself and his Heirs doth hereby Covenant Promise and Agree to and the said John Coats his heirs & assigns by these Presents the said Six Acres of Land and Tann Yard, Hereditaments & Premises hereby granted or mentioned to be granted with the appurtenances Against him the said Nathan Pegg & his Heirs & Against all other Persons whatsoever lawfully claiming or to Claim by, from or Under him, them or any of them Shall & will warrant and defend by these Presents AND FURTHER the said Nathan Pegg for himself and his Heirs doth hereby covenant, promise & agree to and with the said John Coats his Heirs and Assigns That he the said Nathan Pegg & his Heirs and all and every other person and persons whatsoever having or lawfully or to claim any Estate, Right, Title or Interest of, in or to the hereby released Premises or any part thereof by, from or under him, them or any of them shall and will at any Time or Times hereafter upon the reasonable Request, Cost & Charges in the Law of the said John Coats, his Heirs & Assigns make, execute and acknowledge Or cause to be all and every such further Acts, Deeds & Devices whatsoever for the further & better Confirmation of the s'd Six Acres of Land & Tann Yard, Hereditaments & Premises hereby granted or mentioned to be granted with ye Appurtenances unto the s'd John Coats his Heirs & Assigns as by him or them or his or their Council learned in ye Law Shall be reasonably devised, advised or required. IN WITNESS whereof they the s'd Parties to these Presents interchangeably have set their hands & Seal The Day and Year first above written.

MEMORANDUM this twenty ninth Day of March in the Year of our Lord one thousand seven hundred and thirty six Before me Edward Roberts Esq. one of the Justices of the Peace for the City and County of Philadelphia Personally appeared the named Nathan Pegg who voluntarily of his own accord Did freely without any Compulsion Confess, own and acknowledge that he had Signed, Sealed and Delivered the within mentioned Deed to ye within named John Coats and that the Hand & Seal within Affixed of him the said Nathan Pegg was of his own Hand Writing. Witness my Hand and Seal the Day & Date above written. Edward Roberts (his seal)
